Home Staging

What is home staging?

Home Staging is the art of making your house into a model home that’s ready to sell. By removing clutter, repairing imperfections, refreshing the space by cleaning and painting, then remixing it by replacing and rearranging your existing furniture and accessories, we end up with a totally different looking home. A perspective buyer will be able to see your home’s focal points without distractions. Because a home is so personal, a new set of eyes of someone with no emotional ties, is necessary to really see what needs to be done in order to “WOW” any potential buyers. A show-cased house that is ready for sale is very unlike a lived-in house.

Why home stage?

When you have made the big decision it’s time to sell your home and move on, all you really want is to get it over with as quickly as possible and to receive top dollar for your home. After all, your house is most likely your most valuable asset. A staged home will sell faster than its competitors and for more – the stats prove it!!

When should you start?

It is highly recommended that the house be staged before it’s put on the market. You only have one opportunity to make a first impression. So let’s make it a fantastic one!! Although this process can be done relatively quickly, it is best to give yourself as much time as possible. When you are sure that you’ll be listing your house, give me a call, I shall be only too glad to assist you during this often stressful time.

How do we go about the home staging process?

I will go to your home and do a thorough analysis both inside and out. This will take about 2 – 3 hours, more if it’s a larger home. This will be followed up with a consultation and written, comprehensive report of suggestions and recommendations. At this point, you decide just how much of this work you want to do yourself. Many homeowners do it all themselves, some don’t have the time or desire to do any of it. If that is the case, I will gladly take care of all those details and hire the necessary trades people to accomplish the tasks at hand. Often the tasks will be divided between us. The choice is completely up to you and I will be happy to give you a quote either way..

Is home staging necessary for an empty house?

If you have already moved on to your new location before your house sells, then it is most likely empty. This is another perfect time to home stage. Perspective buyers may have great difficulty imagining if their furniture and belongings will be appropriate in this new house. By staging the empty house with rented or borrowed furniture and accessories, they will clearly see the potential that is there. Layout, traffic flow and function for the spaces are demonstrated making the home feel warm, inviting and livable.
